A premium builder came to us with plans for a 17-block development and a request for an H1 report. We took the time to read the plans properly rather than just run the numbers, and one thing stood out. The insulation had been overspecified in areas that added between $8,000 and $9,000 per block, while shifting energy efficiency by only 0.5% to 0.7%. That is money spent for almost no measurable return.
We recommended pulling the insulation back in those specific areas and redirecting the savings into acoustic insulation - placed in the walls between units and between bedrooms and bathrooms, where a premium buyer feels the difference every day. That single change sharpened the premium positioning the builder sells on, turning quiet, private rooms into a selling point rather than an afterthought.
